THE PROPERTY
Located on top of a hill at the beginning of the natural amphitheater that spreads out from the old village of Casale Marittimo all the way to the village of Bolgheri, this beautiful estate overlooks the Mediterranean Sea from its altitude of 350 meters.
The main residence is an old Tuscan farmhouse characterized by a rectangular plan divided into two floors. The house is surrounded and protected by its garden designed by the famous garden architect Donald Leevers.
On the lower floor, there is the main entrance, the large living room, a fireplace room, a dining room, a fully equipped kitchen, a powder room, a working room, 2 guest rooms with an en suite bathroom.
Both the living and the working-room have access to a paved external area with a pergola overlooking a marvelous aromatic garden.
On the first floor, there is the master bedroom with an en suite bathroom with a panoramic terrace with an open view of the Mediterranean, a bedroom with an en suite bathroom as well and two more rooms sharing a bathroom.

The estate is composed of the main residence + the tasting and administration house + the stables and the land + the vineyards + the winery. The main house can be sold separated or together with the other entities.
The estate is 350 meters above sea-level and 3 kilometers away from the medieval village.
The main house offers around 400 square meters of living space, with the possibility of an extension of further 70 sqm and 3 hectares of land.

Main cities of Pisa (70km), Florence (120km), Siena (85 Km), Forte Dei Marmi (98 km) and Rome (280 km) are all connected via highway.
The site where Casale Marittimo can be found today was, in the seventh century BCE, an important Etruscan settlement, an outpost towards the sea of the city of Volterra. These were densely populated areas also in Roman times as testified by the sumptuous Villa della Pieve. The centre of town life, since the Middle Ages up to the present day, has been the town Castle, that sits on top of the concentric rings of roads climbing up through the houses, passing by the Clock Tower and the Casa del Camarlingo (House of the Chamberlain).
The narrow and steep roads of Casale Marittimo lead to the town’s most noteworthy medieval buildings such as the Pieve di Sant’Andrea, a former church which today houses the town hall, and the Palazzo della Canonica, renovated last century.
Over the centuries, the coastal marshland that once lay before the Casale hill was an entry point for pirates, as well as being a most inhospitable place, so much so that it was the cause of the depopulation of the hill itself. From the mid-18th century, with the reclamation of the plain, Casale repopulated, becoming the healthiest village in the whole area, specialized in cereal, olive and vine cultivation. Agriculture therefore became the main source of income for the families of the old town. Over the last decades, however, tourism has become another fundamental sector for the local community.
